Job Summary

We are immediately hiring for an experienced Site Acquisition and Zoning Specialist for work in the New England area.  The Site Acquisition and Zoning Specialist will perform daily Site Acquisition duties, related to lease negotiations with landlords and zoning with jurisdictions, in accordance with Company objectives. 

What Will You Do

 

  • Provide site identification, qualification, and lease negotiation services for wireless telecommunications facilities

  • Conduct due diligence on potential sites, including zoning, access, construction feasibility, and RF suitability

  • Negotiate lease agreements, amendments, and renewals with property owners in accordance with carrier and company standards

  • Prepare, submit, and present permit and zoning applications for wireless telecommunication sites to municipalities and planning authorities

  • Make formal presentations at zoning hearings, planning board meetings, and public hearings to obtain required approvals

  • Read, interpret, and apply zoning codes, land use regulations, and permitting requirements

  • Collaborate with RF engineers, construction managers, legal teams, and project stakeholders to ensure site viability and compliance

  • Maintain strong working knowledge of RF design basics, construction processes, site search criteria, and local land use planning issues

  • Ensure compliance with real estate acquisition and leasing principles; wireless telecom leasing experience strongly preferred

  • Maintain accurate project documentation, tracking site status, deliverables, and timelines

  • Travel to sites and municipalities as needed; must have a personal, reliable vehicle, valid driver’s license, insurance, and acceptable driving record

What You Will Need

 

  • 2+ years of experience in Site Acquisition; wireless industry experience is a plus

  • Demonstrated understanding of cell site zoning principles; zoning experience within the wireless telecommunications industry preferred

  • Prior experience in wireless site deployment and rollout processes

  • Proven ability to negotiate and manage real estate transactions (leases, easements, amendments, etc.)

  • Strong oral, written, and interpersonal communication skills to interface with landlords, municipalities, internal teams, and clients

  • Ability to self-manage workload and deliverables with minimal supervision while meeting strict timelines

  • Willingness and flexibility to work irregular hours, including occasional evenings and weekends as needed

  • Excellent organizational skills and strong attention to detail

  • Proficiency in Microsoft Word and Microsoft Excel

Position Type
This is a full-time position. Occasional evening and weekend work may be required as job duties demand.

 

Expected compensation includes $60,000-$80,000 annual salary and benefits including medical, vision, and dental benefits, and 401k retirement plan available for eligible employees. Compensation offered may vary depending on factors such as an individual’s education, training, experience, skills, geographic location, seniority, merit, and other factors that are job related and consistent with business need.
